Northern Greenpoint has construction on every corner, but the biggest new building headed to the formerly quaint waterfront neighborhood is a 39-story tower at 10 Huron Street, once home to the Huxley Envelope factory. 

When complete the 39-story, 392-foot-tall building will have 500 residential units, a mix of rental apartments and condominiums. Spread across 454,502 square feet, they should average just over 900 square feet apiece.  Apartments will begin on the second floor, with 15 units, followed by 27 on the third floor, 32 units on the fourth and fifth floors, and eight to 14 units a piece on the remaining 34 stories. Twenty percent of the units—or 100 apartments—will rent at below-market rates.

Amenities will take up parts of the second and third floors, including shared terraces, a playroom, business center, residential storage and bike storage. The building will also have 257 parking spots distributed between the cellar and second floor, even though the Greenpoint Avenue G train stop is just three blocks away. Regular ferry service also runs to Manhattan, Williamsburg and Brooklyn Heights from the India Street Pier next door.
